Tell me about the rent guarantee cover.

On every new managed tenancy we cover the cost of your first twelve months of rent guarantee insurance, which typically runs between £240 and £500 depending on the rent. It is subject to the insurer's terms and to tenants passing referencing, and we will confirm exactly what the policy covers before you commit.

My property is already let. Can you still take it on?

Yes, and mid-tenancy is often when it matters most. We audit what is in place, correct what we can, and tell you honestly where something cannot be undone.

What changed under the Renters' Rights Act?

The main changes are the end of Section 21 no-fault evictions, longer notice periods and stricter grounds for possession, a new process for rent increases, and tenancies that run periodically rather than for a fixed term. The penalties for getting any of it wrong also increased.

How do I raise the rent now?

Through the statutory process, with the correct notice and the right evidence behind the figure. We review every managed tenancy on a cycle and tell you what the local comparables actually support — including when the answer is to leave it alone.

Do I need a licence?

It depends on the borough and the property. Selective and HMO licensing schemes vary considerably across North and East London, and we will tell you which apply to yours as part of the review.

What does full management actually cover?

Marketing and letting, referencing, the tenancy paperwork, deposit handling, certificates and compliance, repairs and contractors, inspections, rent collection, arrears, renewals and rent reviews. You hear from us when it matters rather than when it breaks.

What happens if my tenant stops paying?

We chase it from day one rather than at the end of the month, keep you informed, and if it escalates we handle the notices and the process properly — which matters far more now that Section 21 has gone. This is also where the rent guarantee cover earns its keep.

Can I switch agent in the middle of a tenancy?

Usually yes, subject to whatever notice your current agreement requires. We handle the handover — the keys, the deposit, the certificates and the introduction to your tenants.
