Yes. No obligation, no card details, no pressure to list with us. We visit, value your property honestly, and you decide what happens next.

Do you tie me into a contract?

No. There is no tie-in period. Most agents lock sellers in for twelve weeks, which means the pressure is on you rather than on them. We would rather keep earning it — and if we are not doing the job, you are free to go elsewhere.

How quickly do I get the valuation in writing?

Within 24 hours. We discuss your property as a team first, then send a detailed written pricing and marketing plan — how we would price it, how we would market it, and who we think buys it.

I am already on the market with another agent. Can you still help?

Yes, and this is often where we are strongest. A second opinion costs nothing, and if your current listing is not moving we will tell you honestly why.

How is this different from an online estimate?

We visit in person, or talk it through by phone if you prefer, and base the number on real recent sales in your street and postcode rather than an algorithm working off a borough average.

Who will actually handle my sale?

One named person, from valuation through to completion. All three of our sales directors value, sell and progress, so the person who values your property is the person who runs the marketing, the viewings and the progression. You never explain your situation twice.

What happens after an offer is accepted?

This is where most sales come apart, so it is where we work hardest. We chase the chain, the solicitors and the surveys every week, and tell you where things stand rather than waiting for you to ask.

Can you help with a probate or inherited property?

Yes. We handle probate sales regularly and work alongside executors and solicitors, at whatever pace the estate needs.

My property is tenanted. Can I still sell?

Yes. We manage properties for around 500 landlords, so tenanted sales are routine for us — whether that means selling with the tenant in place to an investor, or planning a vacant sale properly.
