What Changed In 2026
The biggest change to renting in England in over 30 years came into force on 1 May 2026. Here is what it means for your tenancies.
No. From 1 May 2026, section 21 "no fault" evictions ended. To regain possession you now need one of the reformed section 8 grounds, such as selling the property, moving in yourself or serious rent arrears.
Assured shorthold tenancies became assured periodic tenancies, which run month to month with no end date. Tenants can leave by giving two months' notice.
Once a year, using the formal section 13 notice with at least two months' warning. Tenants can challenge an increase at the First-tier Tribunal, so the new rent needs to match the local market.
No. Each property must be advertised at one asking rent, and you cannot accept or invite bids above it. Rent in advance is capped at one month.
Tenants can ask to keep a pet, and you must reply in writing within 28 days. You cannot refuse without a good reason.
